Every few years the housing market rewrites the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Right now, the rules have changed more than they have at any point in a generation. The buyers who understand that are finding deals. The ones who do not are making expensive mistakes.

Home prices at the national level have remained well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. Homeowners who locked in three percent mortgages in 2020 and 2021 have almost no incentive to sell, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.

Here is what that creates for someone with solid credit and a real pre-approval in hand: a better chance of getting the house you want without losing a bidding war. The panic buyers are gone. The buyers who showed up with letters waiving inspections and offering a hundred thousand over asking have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.

Shop multiple loan officers to compare rates and fees. A 0.25 percent gap between two lenders’ quotes adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.

The inspection is where the marketing copy meets reality. Be there with the inspector and ask questions throughout. A good home inspector will walk you through what they are finding as they go, and those few hours will shape your understanding of the home for as long as you own it.

Price matters, but terms matter too. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness to do a rent-back period can all tip a deal in your favor without you spending an extra dollar on the purchase price.

Real estate is illiquid. Transaction costs, agent commissions, and closing fees mean you typically need three to five years just to break even on a purchase. None of that means do not buy. It means be honest about your time horizon before you commit.

Buyers who take the time to prepare before they start looking tend to find that opportunities exist even when conditions look difficult on paper. A quick look at up-to-date property listings will tell you more about your local market than most of what you read in national coverage.
